Real Estate Strategy

Our Real Estate investment strategy focuses on Core locations within Gateway Cities (London, Paris, Hong Kong, Tokyo and Singapore). These are traditional long-term hold investments, with additional value-add opportunities to maximise value at exit.

During times of market downturn or recession, these 'Core Plus' assets have fared well. Upon market recovery they are the best performers.

Namara Wealth Advisors aim to add value through asset enhancement via CAPEX and change of use to maximise rents for new occupants or existing at reversion. We also review and analyse bespoke and distressed opportunities outside of Gateway Cities if we feel that the asset fits into our overall strategy and can be managed in the same risk-controlled environment as our other assets.

Namara Wealth Advisors have opted for multi-tranche Singapore Variable Capital Company (VCC) structures, rather than traditional GP/LP blind pool structures and Luxembourg-based funds which brings significant benefits to investors: 

  • The VCC structure offers flexibility, providing investors with unique access to global assets, allowing for transparent structuring (asset by asset) and flexible maturity terms.
  • Flexible maturity terms enable our team to mitigate the biggest risk in real estate which is value.
  • Essentially, the VCC structure and business plan allow us to exit in the best-of-market conditions at any given time.
  • From an administration perspective, VCC's are significantly cheaper when compared to other global structures. Namara Wealth Advisors have gone a step further with transparent pricing and no up-front fees or spreads on costs, this aligns Investment Manager performance with the Investor.
